Get the roof quoted
What happens between your call and a figure you can compare, what the written sheet contains, and how long it holds.
The call, and what it establishes
Whether water is entering the building right now, which decides everything about sequencing. Then the roof's rough age, shingle or metal, where staining appears inside, whether an insurance claim is open, and which town you are in. Active leaks and exposed decking move ahead of everything else in the queue.
Water stopped, if it is getting in
A tarp goes on before any quoting conversation happens. Decking that absorbs water for a fortnight while an adjuster is scheduled turns a covering job into a structural one, and that sequence costs homeowners here more money than any other single mistake. Tarping is quoted and invoiced separately from whatever follows.
Somebody gets on the roof
Every slope walked where pitch and condition allow. Tabs lifted around any wind damage, because the shingles whose seal strips broke lie flat and look untouched. Penetrations, valleys, edges and fastener lines checked. The attic looked at from underneath, which is where soft decking and ventilation faults show. All of it photographed before anything is moved.
The written sheet
Materials named to their specification, so shingles appear with their wind classification rather than as a line reading shingles. Labour separated from materials. The permit and its inspections as their own line, because Gulfport requires one on every reroof. A stated price per sheet for replacement decking, charged as used. Disposal and clean-up included rather than assumed.
Thirty days to decide
Written estimates for replacement work hold for thirty days. That is deliberately long enough to get a competing quotation and read the two side by side, which we would encourage. An estimate that cannot survive being compared is not one worth accepting.
What sits outside the figure
Structural repair beyond decking replacement, where a rafter or truss has failed rather than the sheathing. Interior work — ceilings, insulation, decoration — which is a different trade and usually a separate insurance line. Anything requiring an electrician, such as relocating a service mast. And the Certified FORTIFIED Evaluator's fee on a FORTIFIED job, which the homeowner pays directly under the programme rules.
Comparing two estimates properly
Put them beside each other and check five things: is the permit priced; is there a per-sheet decking figure; does each state the shingle wind classification and the nails per shingle; is ice-and-water membrane specified at the valleys and penetrations; and is new drip edge included. A quotation several thousand dollars lower that is silent on all five is not the same work at a better price.
